    I used to own some property in Ca (Santa Monica), but then I moved to Fl (New Smyrna Beach). It was better positioned for the Caribean, but I have since sold that property.

    Santa Monica is expensive..you'd probably like the hills of Malibu...but I'd recommend La Jolla or Carmel for your Euro.

    Nah, I lived for 2 1/2 years in the US, travelled around quite a bit. Was glad to get home again.

    I had a little place there from 86-95 on the bay. Miss it. Not as crowded on the beaches as New York-Long Island beaches usually.     In P-Town, Herring Cove is nice. A bit rocky near the water. Miles of dunes and salt marsh around.At the parking lot the straight people are too the right side of the opening. Then the RV families and then open for miles.

    At the lot take a left and the first section is the Lesbian area. Topless, but, I would not linger there starring. The are organized. But, if you are a hot guy and plop down on a towel they won't mind and might chat you up. Keep on going left and the gay(men) area is next. After that is more miles of Dunes. The water comes into the backwater area through the jetty at high tide and you can often swim in there. Water is always cold in the cape. Slightly warmer here when the sunny beach warms it. Walk further past that and a dune opening there are two small Light Houses. Woods End and Long Point. Town used to be out there but, they moved the houses to the other side 200 years ago.

    Race Point is the other P-Town Beach, near the airport. Very sandy and family (mostly).

    Not this one. That is why I mentioned it. Mostly above average to very attractive folks. Athletic.

    I only got there 3 or 4 times a year. Variety and such. Never had a tan line though.

    Easton has some nice areas. Big tidal marshes. Great walking. There was a nice fresh water pond with really cool mud flats we would visit. Get covered up and let it dry up on yourself and crack. Was bought out and is private now though.

    Hey... the regular area is fine and you don't have to walk if it is just a plop down. Long Nook's a tucked away place. Not touristy. Dutch folks would do fine out on that end of the Cape. Almost international summers.

    Expensive. Very. A lot of people rent and follow the seasonal migration. Cape Code summers and someplace south in the winters.They work two jobs all summer long for 4 months and then some actually screw around the rest of the year.
